Chinese Drywall

During the housing boom between 2004 and 2007 there was a shortage of building materials in many parts of the country. Contractors and supply companies sourced their materials from wherever possible. The use of Chinese drywall was not for price or quality reasons, it was simple caused by supply.

Chinese drywall is made of waste from coral plants, where material that would not burn is made into drywall. This drywall includes several chemicals and compounds not found in drywall from other areas. The results of these chemicals and compounds is the slow release of gases from the drywall into the home’s air. These gases include strontium sulfide and hydrogen sulfide, these are corrosive to copper and other metals, causing the corrosion of HVAC systems, wiring and electrical systems, creating foul odors in the home and possibly causing heath issues.

Currently there is no protocol for testing other than extensive destructive testing and very expensive lab analysis by an environmental consultant familiar with this phenomenon. Please see link to Governor Christ Study Results:

In Florida, a builder must have a structure warranty for the property and it does not matter who owns the property for a minimum of tens years. In addition, latent construction defects have no statue of limitations and the builder should provide a builder’s warranty inspection or a written disclosure. The builder’s corporate office must be contacted in writing or call them and ask for a disclosure and or inspection. Destructive testing of the drywall could null and void the builder’s warranty. Several builder’s, Lennar, GL, Centerline and WCI have been proactive and have started to do inspections and or replacing all the drywall and defective components in homes found to have this phenomenon.

Signs you may have Chinese drywall in your home:

*electrical problems in your home

*blue and yellow side tape on the drywall (the logo Knauf is on the back of the drywall)

*failure of air conditioning coils or black discoloration

*sulfur gas smell

    Lennar has fixed my Chinese Drywall home to pre problem..I think. Now they are going to sue me becaue I will not take back tainted furniture to put in the new townhouse. I am going to their office on Wed Jan 27th between 11am – 12noon to deliver a chair to the VP office that smells for them to see what I mean.Let them live with it…not me. Support me if you will

  21. @Marco I know what your saying there . In the current economy its tough to find a career that pays well and is consistent. I have found that if you just work hard and are consistent you can succeed. Look at the poster of this article, they are oviously a hard worker and have just been consistent over time and are now enjoying at least what would appear as somewhat of a success. I would encourage everyone to just keep hustling and moving forward.

  23. Boynton beach is littered with these empty houses with Chinese drywall. I think they are all going to end up being knocked down.

    Hi there, it sounds llike your having a bit of a negative day. Boynton Beach is a large town. I am a very active agent, going into many homes in many different communities. I have not found many communities with a Chinese drywall issue. Yes, there are a few but through disclosures and doing proper agent research that can be either eliminated from your choices of homes to view or dealt with through purchase negoitiating. In some cases the builders are coming back and replacing all of the drywall and damage.
